Pending sales were up 4% over last April. This is the first time since March 2007 that pending sales have been higher year-over-year. Pending sales rose 14.9% from March.
Is The Housing Crisis Over?
In a Wall Street Journal article, Cyril Moulle-Berteaux, managing partner of Traxis Partners LP, a hedge fund firm based in New York, opines that the housing market is bottoming out right now. You can read the full article here.
Sales of single-family, re-sale homes also gained ground last month, rising 23% from March, but down 23.5% year-over-year. That is actually the lowest year-over-year decline since the 18.1% recorded last August.
Condo sales rose 11.38% month-over-month, but were down 20.3% compared to last April. Condo pending sales were up 13.8% from March, off 5% year-over-year.
The average price for homes in Contra Costa County gained 3.7% from March. Year-over-year, the average price was off 9.7%.
The average price for condos rose 10.4% to $407,827 from the month before, but was down 13.9% compared to last April.
Inventory for homes rose 9.5%, month-over-month, and is up 13.8% over last April. Condo inventory fell 3.8%, month-over-month, down 12.1% over last year.
Days of inventory for homes fell 26 days to 211.
Pending sales for homes rose 44 to 339 units.
